EverBank Stadium parking works differently this year than in any season before it. The venue – the former TIAA Bank Field – is mid-way through a $1.4 billion "Stadium of the Future" rebuild, the upper bowl is gone, and the Jaguars have only six regular-season home dates in Jacksonville; two are in London. Fewer dates plus sold-out inventory locks the lots you once talked your way into. Here is the real map, the prices, and what other guides get wrong.
Yes – all 2026 home games are at EverBank. The relocation year is 2027, at Camping World Stadium in Orlando. Capacity is now 42,507, with 27,637 seats offline, 22,005 of them the whole 400 Level; the rebuild opens August 2028. Stadium lots sell season-long only and the official page says they are sold out for 2026: "Guests without mobile parking passes will not be granted access." Passes are digital, scanned at the gate. Same for accessible parking – all ADA spaces go full-season, leaving a drop-off point and an on-request shuttle.
Older guides still use color-coupon language; the official 2026 map uses four zones. Zone 1 rings the east side – A, C, D, E, Metropolitan Park, Cypress Lot. Zone 3 is southwest: J, M, N, P, TT, between Georgia, Adams and East Bay Streets. Zone 4 is V and Z by the Fairgrounds on A. Philip Randolph Ave. Zone 2 is S and X, the Shipyards lots. Lot J is still a gameday lot, but midweek it holds construction-worker parking.
Resale sets the floor at $22–$35 a game against a $91.65 venue average. The official benchmark: the Gator Bowl sells every EverBank lot at a flat $40, buses $100.

Tailgating is capped: one car, one space, canopies max 8' x 8', nothing over 18 feet long or 8 wide in a lined space. Lots open four hours before kickoff, close two hours after. The line nobody reads: "All tailgating in stadium-controlled lots is prohibited throughout the game." The team's first cash-lot link is Tailgaters Parking, 1010 East Adams St: the Touchdown Lot (225 Talleyrand Ave), Sideline Lot and First Down RV Lot (both 401 Bryan St), where one space allows two chairs – a grill or tent forces a second. Old Cypress, 1746 E Adams St, is the other RV play: a block out, dump station, phone only.
The St. Johns River Taxi does run to games, docking at the Metro dock across from the stadium at a $20 round-trip event rate – the only route skipping the bridges. Gameday Xpress is the volume play: $10 round trip from Kings Avenue Garage or FSCJ Downtown, $15 from the Beaches or Armsdale lots, parking included, MyJTA only. Correction: guides listing the free Skyway monorail are wrong. Weekends are "special events only," so it is dark on a Sunday.
Prepaid downtown lots are cheapest: 328 E Monroe St at $7.74, Jax Annex (21 E Bay St) and Jax Center (1 W Bay St) at $10.73. Now read those same listings' distances: 1.2 mi/26 min, 1.4/32, 1.6/35. Pages calling these a "short walk" are off by twenty minutes. Cheaper still, meters are free weekends and after 6 p.m., enforced weekdays 8–6 from $2/hour – covering every Sunday game and the Monday night kickoff.
The official map labels four exits by bridge: Matthews east via Arlington Expressway, Hart east off Adams Street, I-95 north, Union Street and I-10 west. Regulars say the westbound crawl toward I-95 is the trap; the escape is Liberty Street to the Union/Arlington Expressway over the Matthews – hour-plus queuing west versus 10–15 minutes from the Fairgrounds side. Rideshare activates post-game on Beaver Street near Lot Z; the free Farah & Farah shuttle covers Lots S, X, Z, Met Park and Old Cypress.
Two things stale guides get wrong. Daily's Place is closed – the amphitheater says it "is temporarily stepping off stage" during the EverBank work and lists no shows, so concerts aren't competing for parking. And Florida–Georgia isn't in Jacksonville in 2026; it's in Atlanta, Tampa in 2027, back 2028–2031.
