It was really a beach side view Hyatt. I believe one of the best views and I really fell great. The view was fantastic and specially the night view with a cold breeze made my day. I hope anyone who loves beach side siting and then food with beach side view must visit this hotel. They also have high fire frames which will provide you heat if needed. This makes this Hyatt a much better place for wonder and beach lovers. So I say a must visit place of you love this side of the beach and want a cool dinner OT any supper during your visit. Fantastic views with good food.

Really comfortable place to stay/work. Super close to both business areas and multiple amazing beaches. Property has been around, but grounds are incredibly well maintained. Great view of bay from 3rd floor balcony. Sunset was amazing. Chicken and salmon entrees from restaurant were both excellent. Polite, professional staff. Nice pools. Feel very lucky to be able to stay somewhere this nice.

Checked in 09/03-06/21. Great place for the family. I have a 5, 8 and a 13 year old and we all enjoyed our stay. Newport Dunes is a short walk away and offers floating jumpers over the bay, kayaking, paddle boating, paddle boarding and walking/ Biking trails. The hotel staff was welcoming and ensured we enjoyed our stay there. Tons of activities are included; volleyball, golfing, horseshoes, bike rentals, 3 pools and much more. Clean facility and great room service menu. Thanks for the memories.

Don't let the branding confuse you. This is a Howard Jonhsons at best. Shame on Hyatt for allowing this place to carry Regency status. I doubt the CEO of Hyatt would spend more than 15 minutes in this property. On the plus side if you like watching and listening to low flying jets taking off from nearby John Wayne Airport.....this is your place. I am not that guy.. The only reason this property deserves any stars is for the front desk staff!

Great pool it was super clear. Slide seemed fun but a little unsafe due to the rules not being enforced well. Sheets were clean, and there is a option to get a bike and go biking with no cost if you are staying at the hotel. Golf was avalible, able to get putters and clubs with no cost and balls. Definitely will go there again!

In need of a serious remodel and upgrade considering the location and price. As a retired corporate events coordinator there are numerous issues regarding cleanliness .. landscaping .. out dated furnishings .. Constant airplane noise and damaged decor that have not been addressed for quite sometime. I will say All of the staff was very helpful and friendly but I can not recommend this property .. especially when the Huntington Beach and Long Beach locations are so much better. Time to spend some of the profits to fix this 60 year old property.

Big fan of Hyatt and the resort grounds were very nice. That said, the walls are PAPER THIN. I could hear every conversation, phone call, toilet flush, and even the yawns of my neighbors. Every footstep of the upstairs guest was extremely audible. It was very hard to sleep, as soon as the neighbors wake up you’re up as well! I was in the Balboa building, so maybe the main building is different, but the room was louder than a roadside motel. I know this would be an expensive and difficult problem for Hyatt to remedy, but it needs to be addressed. Expect no privacy, business or personal. Will look elsewhere on my next trip.

It would be my last choice. It's definitely not Aviara or Huntington Beach. It feels like we're lost in a time warp. Definitely the Hyatt needs to redo the entire place. It feels old. Obviously not close to the ocean . Like I said it would definitely be my last choice.

Beautiful, expansive property near all Newport Beach has to offer. Has the feel of a resort, with free bike rentals, an on-site bar and restaurant, and multiple pools. The rooms are small but well-equipped with very comfortable beds.

This was our first trip here and I’ll start off by stating that staff was very accommodating but the place itself needs some work. It’s old, rooms are small, really feels like an older hotel, not resort feel at all. The stay and everything is way overpriced, for instance my daughter ordered a med pizza and 8 wings from the restaurant downstairs and the total was $107. We canceled our order and ordered from dominoes instead for $20 and had it delivered. Everyone was nice, the stay was good but outdated and expensive for what you get. My son did enjoy his time at the pool though!

We brought our 4 year old grandchild and enjoyed the pools, especially the water slide and splash pad. Lots too do and close to the beach and Balboa Island. Pull-out couch was adequate for the 4 year old, but would not have been comfortable for an adult.

I stayed here two nights and wish I could stayed longer as it's large footprint merits explorations. Clean and quiet room with a great view of a pool. Many selection on breakfast menu. Great for family weekend outing. Great front desk service.

Our staycation was one the most fun times on this property. There was so much to do during our stay, golfed ,swim, and tennis. Staff was very helpful, kind ,and polite. I grantee you will have a nice time.

It was a decent hotel. The location made it really easy and smooth to go anywhere in newport. The rooms themselves were... vintage i guess i could say. It was nice having a balcony but part of the hotel is newer and nice and the other part is older and slightly shabby. Loved being in Newport!

Great place for family and kids. Riding bikes near the bay. Playing golf or tennis. Swimming in the pool up to 9 ft or just relaxing in the hot tub. Having dinner at the hotel restaurant Shor great food and servers especially Rob, Angel and Juan. Very friendly and awesome service!

Unfortunately it’s nearly impossible to sleep! You can hear every word of every conversation in rooms next to, below and above! The footsteps in the above rooms sound like an earthquake! At least put decent padding under the carpets! The wood floors creek and crack on every step! Rooms are way outdated! What good is a stay when you hear noise constantly and are sleep deprived!

We did a staycation w/ our 14 year old son for an extended weekend. Luckily the pools, golf course and gym was open so we were able to enjoy some of the amenities. Are main complaint was boredom. At a resort we are accustom to activities such as movie at the pool, fitness classes, volleyball, guitar player (music) basket weaving, etc... there was nothing to do at night. Our son was pretty board most of the time. The pool slide was disappointing - def for little kids. And, the pools closed at 8 pm. We did not use the bikes as the area was hilly and didn’t seem bike friendly. Perhaps electric bike options would have been fun. The walls are thin and the rooms kinda small, but clean and the king bed and roll away was comfortable. The resort location was good - near balboa island and fashion island. Unfortunately, the mall closed at 7 pm. The staff was very friendly and helpful and the hotel was super clean and well maintained.

We got upgraded to a bay view. The rooms were beautiful and the food and the staff were great. Also it was my first time getting to use the casting feature for the in room TV. It blew my mind that I could watch Netflix from the hotel TV. Very convenient and our name was displayed on the TV too. Very awesome stay

Good location, nice entry and grounds, but the buildings and room were befitting of a Super-8. Honestly, the walls, floors, ceilings are so thin and under insulated, you can hear the people on all sides above/below, and in the hallway even if they make a sound as quiet as breathing. Really...it is the loudest room I have ever stayed in and I traveled for a living fkr decades.



Newport is spendy, so the room price is expected to be a bit higher...but with the addition of a 30 resort fee plus another 30 for parking, suddenly you find that you are paying too much.



The only saving grace is the employees that were cheerful and engaging. Every one of them were super nice.



Still, for me, I would not return. The amazing employees simply are not enough to balance out the long list of negatives.

Great customer service in a nice setting. Dated room where you can hear neighbors from all sides, particularly upstairs. The $30 daily parking fee in addition to the $30 daily resort fee during COVID time with limited amenities seem rather expensive.

They exterior is beautiful I was very impressed with the great customer service and how tidy everything was but once we enter the room it was a little outdated and not as clean as I expected it to be a little disappointed with that and the food. All other Hyatt’s have the best room service and therefore I was so disappointed with the terrible food this location had. We ordered about 6 different items and they were not anything I would ever order. The “chicken tortilla soup” which was just canned enchilada sauce warmed up! And the chicken wings were raw on the inside!!!! Those two were the worst! I would rather stay at the Hunnington location and have a little longer drive but at least know that I’m in a clean room with food that is edible

I spent the night at Newport Dunes resort on 10/28 with my sister and a friend. Went to Newport Aquatic Center on 10/29 for kayaking. After Kayaking, stopped into Hyatt Regency for lunch before hitting the road to go home. What a wonderful experience during this CoVid pandemic! We were a little early for lunch so we sat in the garden area and enjoyed a cool breeze. Christian brought us drinks, took our order and then brought us our lunch. He was more than just a pleasant waiter, we joked back and forth with him and had a lovely conversation. He was very attentive and took care of our every need. Anyone listening...Christian is a keeper!!

It's like a good looking guy but turns out to be shallow. It's interesting if not disappointing. When you first enter the Hyatt in the early evening, it looks grand, with the lighted palm trees, the beautiful entryway. The check-in process was great & easy. We were first sent to the Lido area & as we walked over, I thought, is this the motel 8- ghetto area? The area looked 70s -80s motel with a bunch of noisy people. We looked for an elevator but couldn't find one, found out later, there are no elevators. My husband carried our luggage upstairs. As we were walking towards our room, we noticed quite a few plastic trash bags outside of rooms, looked dirty, maybe people are living here, not sure. We get to room & it's still dirty from the previous guests, they never cleaned it. I call the front desk, the girl apologizes & I am upset, I ask for an upgrade, we haul our bags back to the front desk & now we are sent to the Balboa area, the difference is an elevator & an almost clean room (the bathroom still had someones pubes in the bathtub, I wanted to vomit but whatever) wow this is Newport Beach, & this is such a sad hotel & maybe because of COVID they are even more understaffed at this old hotel. It's our first time traveling since COVID, & we will wait till it's over & make better decisions on where we stay.

We thought it would be a place that we could relax and it was not. Just a bunch of little brats running and screaming everywhere!! Great place to bring your rude kids to run around and run a muck of the place. Holiday inn would have been a better stay then hear!! Also people smoking cigarettes everywhere as well. 👎🏼👎🏼

For the price I was paying ($360) I felt that the bay view would have been great. The room was dark and smelled a bit musty, there were no elevators for reaching the second floor, the view was very obstructed, furniture was dinged up, carpets were worn and had some stains, and the room felt like what I would expect from a dated older hotel primarily used for low budget business stays (approximately $70-200 price point). I will say that they opulent entry into the front drive-up was very nice, the facilities looked good and the service was still top-notch level which is what I usually expect from staying at other Hyatt hotels. The manager let my wife and I leave our room for no charge and we were not met with any uncomfortable pushback on our decision to stay elsewhere.

When you first arrive the place looks nice and the staff is friendly but it is definitely not worth the price. My card was charged $400 for one night at this hotel and we found a spider in our bathroom. The pool closes early the drinks are over priced and it definitely wasn’t what I expected. If I’m going to be paying as much as I did for my stay I expect a high quality room/hotel experience which wasn’t what my family and I got.

Beautiful place. The room was spacious and we'll appointed. Bathroom looked great and the view to the Back Bay was very picturesque. The only reason I didn't give it 5 stars is that I think the hallways to the rooms in the main building could use a touch up and more color. They are showing a bit of age. Just a minor nitpick though for an otherwise perfect stay.

This hotel has the feel of a caribbean getaway. The grounds are absolutely stunning. There are three swimming pools on property which was great, as this gave us a choice when the main pool would get crowded. The rooms are very clean and comfortable and offer a nice balcony. I have zero complaints about this hotel. We will definitely be staying here again. It is close to Newport, Huntington, and Laguna beaches so the location is great. I felt the reviews and photos online did not do this place justice.

This hotel is very beautiful! Great view, great location, and very nice property. There was some opportunity regarding the staff, and service. Other than that it would have been 5 stars. However, for the price you’d expect a little better service. I reserved a fire pit, and the allotted time is 40 minutes. We asked where to find the fire pit that was reserved, and they told us to just walk out to the left and walk straight down. We passed a fire pit that was already taken. We had to call and ask which fire pit was reserved, and they gave us more specific directions. The fire pit has a small sign behind the seating area that had no name, and was hardly visible. We had ordered chips and salsa to be delivered with 1 mixed drink and the s’mores kit as soon as we arrived to the fire pit. The s’mores kit did not come out until our time was over. I asked if they could deliver it sooner, and did not get a reply. Once my time was over I asked to cancel the s’mores kit since it’s prepackaged and they said it was already on the way. Some of the staff also seemed rude to some of the other guests. Other than that the hotel was very nice.

Needed a change of scenery during this pandemic. Had a wonderful 2 night getaway here. It was quiet. Service was great. Shannon at the lobby bar/restaurant provided us excellent service. She was so friendly and gave us some great recommendations in the area. She always wore her mask and maintained social distancing, while still making us feel welcome. Very professional. We take the virus seriously so it was nice to see everybody at the hotel following guidelines. The pools were very relaxing. My husband and I were the only ones at the Lido pool and we texted the front desk to see if they could turn off the music being piped in so we could listen to our own music and within 5 minutes, they turned it off. Really nice to do that. My only complaint is the parking fees. $38/day. We will uber there next time since we are not far from Newport. Rooms are a tad dated but clean.

1. I booked for bayview room. When I arrived they said they didn’t have it available til next day. Never got a call to view it.

2. Booked double beds for 4 guests. The room and beds given was for 3.

3. Only had 3 towels which is how I know we were given wrong room.

4. No food credit, parking credit or anything was given for the lack of integrity and professionalism.

5. Pool and beds were full capacity. We Lounged on grass but Caucasian family who came 2 hours later looking for beds were escorted to a non reserved bed with towels by pool manager. Not cool.



Thankfully we were only there to be closer to Newport dunes otherwise would not recommend at all for the inconveniences and disrespect for less than 48hours there.

This Hyatt has three pools one is a very large children's pool with a water slide the hotel shows its older side in the popcorn ceiling and holes in the linens and small things like that but the service is wonderful every staff member was so helpful from the front desk to the poolside waitress to the staff at the breakfast bar and even staff you would find walking around everybody offered to help and was so efficient at their work that it made it a pleasure to stay here we will definitely be coming back again my 8 year old daughter LOVES this hotel for the pool and oatmeal

Stayed here for 5 nights for a friends wedding a couple of years ago. Fantastic stay, really nice rooms with huge comfy beds. Nice breakfast options from the cafe on a morning. The bar was really good and lively. Pools are great. Good location. Only drawback was a group of Oakley employees who were there for a convention, who were a bit noisy late at night.

Really enjoyed my stay here. Was able to do early check in, which allowed us to enjoy more time to walk around and enjoy the overall location. We enjoyed some drinks from the bar in the afternoon and the bartender was really nice. Room was nice and clean. Room service was quick to serve us in the evening eventhough it was pretty busy. Will continue to visit this location in the future.

This is an amazing beautiful hotel to visit in Newport Beach. You're less than a mile away from the ocean. The staff was very friendly and helpful. This is one. Hotel, that is not a tall hotel, but it is a wide Hotel spread over several Acres. The sunset is beautiful.

If I could rate this institution 0 stars I would. First they oversold the hotel to a point that there was a line on unhappy guests at the desk without any rooms to put them in. I had 3 different people help me with no straight answer from any until they said that they did not have any more rooms in the hotel. They said they would work to get the guests other hotel reservations and transport them over at no cost as we say there for 30+min at 11pm with no answer or updates to only have someone stick there head out to say they were “checking with the manager on progress”. All of the customers booked their own hotel rooms elsewhere at their own cost as the Hyatt was unable to expediently provide myself and any other guests with hotel rooms. The Hyatt should be disgraced by this level of service. I will never recommend another person to stay at a Hyatt hotel for as long as I live.

Nice hotel however the room price does not delineate the cost of the room. Add $70 to what ever they list as the room price because of the parking and resort fees. It would be better if they were upfront out the door done price.

Pretty subpar considering the price and rating. Requested breakfast be brought to the room, was not delivered, and still charged for the $32 meal we were supposed to receive. Parking isn’t included in your stay, and if you do pay for it, the cards won’t work for the gate. Don’t bother ordering late night room service as you’ll be given an attitude for ordering and half the “late night menu” won’t be available anyways. Additionally, if you are to go to the desk dressed in sweats, as you’re trying to relax during your stay, you’ll be given an “up down” stare due to your appearance and not treated with the same respect as your counter parts that are dressed in the season’s latest fashion. Incredibly disappointing. New management and hotel renovations should be considered as I’ve had better experiences at a Best Western for a quarter of the price.

Don't be fooled, this is a 3-star at best establishment. Very unbefitting of a Hyatt Regency. The Location is pretty amazing, and that it pretty close to where the positives end.



Some of the rooms are a decent size, but you will still have the awesome joy of hearing the airplanes taking off from nearby John Wayne airport through the windows of your room. Walls are pretty thin too, so other noises from nearby guests can also be heard.



The staff is nice, so theres that. But we were expecting a call from the manager over the condition of our room, and never got that call. When we talked to him, he stated that he knew we had issues with our stay, but he was never informed that he needed to call us.



After checking out, the self parking gate would let us leave either, so we had to go to the lobby to get that fixed.



This is a property that Hyatt would be better off selling and cutting their losses, or putting a few million dollars into for renovations. Only stay here if you can't find any other place to stay and it's under $80 a night; and if you're company if hosting an event here, maybe put in a suggestion to find an alternative. This place needs some serious help.

This place is super clean and then people at the front desk smile, say "Hello", AND wave to you. There is so much room to lounge. I practically had my own living room. The outdoor patio is warm and inviting with the fire. The beds are made perfectly and I sensed zero dust particles! I felt safe and special while visiting.

Our hotel stay was wonderful! From our room to the amenities. The front desk was courteous and the servers at the bar were great too. The man from recreation who came to open the slide was fun and helped my littlest guy. We rented bikes from the hotel to ride to the beach, it made it so fun! I appreciate how well everyone cared for us and the other guests. It was a great time and we will be back. They even brought us a microwave for my kids. The service was spectacular.

Room was very dirty. Carpet floors in room made our feet dirty when we walked around bare foot. The bathroom sink didn’t drain. Staff at the pool was hard to find. It was okay, but I won’t be back. The whole place needs updating and honestly just a good thorough cleaning. The best part of the property is the location to Newport Beach. Nothing much else to recommend about it.

The only reason I didn't give it 5 stars is that I think the hallways to the rooms in the main building could use a touch up and more color. They are showing a bit of age. Just a minor nitpick though for an otherwise perfect stay.

Not up to the Hyatt Regency standards. We stayed there for three nights for a wedding while we were in town for a family wedding. On the plus side, the property is very close to great shopping, Balboa island, and other things you might want to do in the area. The front of the property is well-maintained and shows well. The biggest drawback was we were in the back Lido building. Quite frankly, they should just tear this building down. It looks like a 50's motel, and not even an upgraded one. The rooms inside had been updated, to their credit. If you are going to stay at this property, I would recommend requesting a room in one of the buildings towards the front.
